The developer’s plans for the Brewery Lane redevelopment have been revealed. They include a 500+ capacity music venue and food hall, plus four floors of office space in the old brewery, a 125 bed hotel, multi-storey car park, health centre, nursery, and a small supermarket.

In May 2025, Marco Living and Axis-RE acquired the former three-acre, Mitchell’s Brewery site that forms part of the wider Canal Quarter regeneration district.
Since then, they have worked closely and positively with Lancaster City Council, Lancashire County Council, Lancaster BID and key stakeholders including Grand Theatre, Duke’s Theatre and Music Co-op to design a mixed-use scheme that complements and supports the vision outlined in the Canal Quarter SPD (11/2021).
As part of that process, significant demolition and clearance works have been undertaken on the site which now enable residents and stakeholders to begin to see the vast potential of the site and the wider Canal Quarter.
A webpage has been created to provide residents and businesses with information about this exciting project in Lancaster’s Canal Quarter and invite them to provide comments on the emerging proposals ahead of the submission of planning and listed building consent applications to the Council in late Summer 2026.

The development will be holding an in-person event at The Dukes from 4 – 8pm on Thursday 9th July where further material will be available and you can discuss in more detail with Axis-RE, Marco Living, and members of their design team.
There is also a feedback form that can be completed on the web page to provide comments online.

They would welcome any comments on the emerging proposals by 14th July 2026.
Once they’ve submitted a planning application, there will then be a chance to formally submit views to the council.
